7 Surefire Seller Strategies Guaranteed NOT to SELL a HOME!

#1 – Failure to Edit

  • Sellers SHOULD NOT remove anything that would put-off hypercritical house-hunters like unusual paint colors, distracting artwork or family photographs.
  • Sellers SHOULD NEVER consider any professional input. They SHOULD NOT care that their home may be significantly cluttered or that the furniture is too plentiful to show how spacious the home really is.
  • Sellers SHOULD NOT de-personalize the space. They should keep everything in place that could be distracting to potential buyers.

#2 – Collection Overload

  • Sellers SHOULD NOT pack away any collectible or prized possessions prior to putting their home on the market.
  • Sellers should keep those gun-collections and mounted hunting trophies on display even though they MAY OFFEND prospective buyers.
  • Sellers should keep in mind that a home WILL NOT benefit from a more neutral, less personal setting.

#3 – Senseless Settings

  • Sellers SHOULD NOT stage their home to show off its space, light and conveniences.
  • Sellers SHOULD NOT be concerned if one bedroom is themed as a Parisian venue and another as a seashore/beach theme – complete with beach umbrella and towels on the wall.
  • Sellers should keep any “cutesy” scenarios with absolutely NO correlation to the home’s selling features.

#4 – The Lived-In Look

  • Sellers SHOULD NOT worry if there are dirty dishes in the kitchen sink nor personal toiletries on the bathroom counter.
  • Sellers SHOULD NOT “style” their dining room table and should make sure to leave all the old mail and newspapers piled high.
  • Sellers SHOULD NOT consider any vases of cut flowers nor a basket of fresh market produce on the kitchen counter.

#5 – Closet Cramming

  • Sellers SHOULD NOT consider a short-term rental unit for all their “extra junk”.
  • Sellers should keep ALL closets stuffed to the gills and let buyers wonder how they’ll ever be able to manage with so little closet space.
  • Sellers SHOULD NEVER consider selling, donating or throwing out things that they no longer need.

#6 – Failing to Stage for all the Senses

  • Sellers SHOULD NOT worry that buyers might be turned off by obnoxious odors and/or loud music.
  • Sellers SHOUD NOT be concerned with the smells and sounds they have become SO accustomed to nor should they worry about the negative impact it might have on potential buyers.
  • Sellers SHOULD NOT keep litter pans cleaned nor worry about scheduled groomings for Fido.

#7 – Sellers Should Do Nothing!

  • DO NOT MOVE IT.
  • DO NOT PAINT IT.
  • DO NOT CLEAN IT.
  • DO NOT HIDE IT.
  • DO NOT ORGANIZE IT.
  • AND MOST IMPORTANTLY … DO NOT SELL IT!
