Following these tips can maximize a buyer’s chance of staying afloat and eventually landing their “Dream Home”:

Work with a Full-time REALTOR knowledgeable of the area and market

• Buying a home is a four-part process, including looking for property, arranging financing, negotiating a contract and then getting to settlement. Full-time agents can offer guidance and insight during each of those phases.

Have your paperwork in hand

• Do you want to be taken seriously by the seller? Before you preview homes, share your mortgage pre-approval letter and “proof of funds” bank letter showing you have enough money to cover the down payment.

Be serious about your home-search

• House hunting must be your priority, not just a weekend pastime. Check for new listings regularly, be prepared to drop everything to preview a home as soon as it hits the market. Most importantly, be ready to make a quick decision.

Contemplate waiving contingencies

• Home-buyers often include contingencies when making an offer in an effort to limit the possibility of losing their escrow deposit. Waiving contingencies could help you earn the primary position amongst the multiple offers, however, it does come with risks. To gauge your risks, consult with your REALTOR or attorney.

Lowball offers – SERIOUSLY??

Expand your search parameters

• You’ll increase your chances of finding a property if you are willing to consider homes outside your ideal neighborhood. Homes that may need some renovating/remodeling will offer additional choices.

• Buying a home is stressful, in any market, no less a seller’s market where the pressure is really on. Having your REALTOR there with you, to counsel you through every twist and turn of your home purchase, is invaluable.  A seasoned agent, who can apply outside-the-box techniques, can help you find the home that’s right for you.
