Whether you’re selling OR buying a home, the home inspection process can be intimidating. For SELLERS, it can be an eye-opener as a seller may not even be aware of lurking issues. And for BUYERS, it’s also an eye-opener into the “nuts and bolts” of their future “Dream Home”.
Don’t let the home inspection stress you out! Professional home inspectors simply want to give you a clear and concise assessment of your future home.
1. SELLERS … Keep your “Furry Friends” in a secure place OR take them with you
We know your pets are adorable, however, letting them run loose during a home inspection can make the inspector’s job much more difficult. Inspections often require exterior doors being left open, offering pets way too many opportunities to run free. When you leave your house at the time of the inspection, secure your pets OR take them with you. Please!
2. SELLERS … Don’t forget to clean
Whether you plan on being there for the inspection or not, it is best to straighten up beforehand. No … you don’t need to get down on your hands and knees to scrub, BUT, all that clutter needs to go. Keep in mind that this might be the first time the buyers are able to spend an extended period of time in the house as they follow along with the inspector. At no point would you want to give them any opportunity to feel “buyer’s remorse”.
3. BUYERS … The home inspection results are in!
Your home inspector will likely come up with what feels like a seemingly endless list of red-flags after the inspection. Don’t panic! Not every issue is mission-critical and most inspectors will typically breakout their findings into safety, maintenance and structural/mechanical categories.
4. BUYERS … Almost anything can be remedied
The home inspection buzzwords that are common in inspection reports are mold, mildew, high moisture readings, water intrusion, double-tapping, just to name a few.
Keep in mind that most everything is upgradable, fixable, or replaceable. The home inspector’s summary list should clearly identify those items in need of attention.
5. BUYERS … Home inspectors can’t and won’t predict the future
As a buyer, you’d probably want to know how many more years of life is left on the roof. While your inspector might be able to give you an estimation, he can’t give you a precise timeline. He would surely indicate the component’s overall condition.
6. BUYERS … Find the balance between your heart and your head
Let’s face it … When you’re in the midst of one of the biggest purchases of your life, it’s easy to forget your love for your “Dream Home”, especially when you’re tallying possible repair costs. Take a deep breath, think sensibly and consider whether the home is a solid investment for your future. Your home inspector’s report should simply provide you with a concise outline of items that would be recommended to be addressed, some sooner rather than later … SO … Don’t let a lengthy and extensive list dampen your love for the home!
